Make una come Ibadan to help us here too oooo. Estate agents have ruined house search in Nigeria finish. They're the ones who lecture landlords to hike rents after some stupid paint job. They have pretty much removed any "to-let" signage on all vacancies so that people like me who trek all over town looking for accommodation that would suit me will never succeed, while to fleece everybody with "inspection fee".

I have been looking for house for 4 years now, if you can believe it. I have already spent over 250,000 naira in today's naira going to all parts of Ibadan, walking the streets looking for the type of house I want. The last month alone, 50-70k (how many litres petrol be dat?), plus the money that these urchins that call themselves estate agents have stolen from me for "inspection fee" when they know I would not take the place based on what I described that I wanted.

Yet as Nigerians continue to born like rat (thank God it's even less now compared to previous generations) and government totally hands off building house, the problem will continue to worsen into the future.

What a country. Nigeria totally lacks the capacity to think; we just follow tradition "how we have been doing it since". What a people

I won't say u are lying but the real reason was not told . you may be too selective . what type of house are u looking for . If an agent take you to this u won't like it and if another one take u to that still the same . What about fake promises of am coming to pay and u won't show up again.

Honestly this would be good if it can be achieved. Cos I don't see why a tenant would be made to pay almost 100% of the rent fee as agency fee and commission. That's robbery.

These days almost everyone in Lagos is an agent. When you them for a house, they'll keep reaping you off with their consultancy fee. In most cases when they eventually find the house for you, the list of agents involved in getting that house would be up to 5, thus skyrocketing the agency fee and other fees.

I think the only way the government can curb this menance is to make sure that all practicing estate agents are of the Nigerian Institute of estate surveyors and valuers. Or lawyers who have been called to the bar.

Anyone without these credentials claiming to be an agent should be arrested and prosecuted. Cos they're the ones ruining the profession.

If there I a good policy ,better result will be achieved .At the same time ,u are saying it because u are not in the system .firstly ,let us talk about inspection fees . Somebody like me I usually collect 1k or 2k for inspection , but there are some client u will take out from morning till evening and if u don't have money to feed yourself and transport money where do u want to get it from . Many times u may not find any house to rent out so where do u want to be getting money for the business and feed your family . secondly , caution goes to the landlord not agent as many use to think . many tenants are too stubborn especially youth of nowadays. Within 3 months they will destroy the house .causation fees is just control the usage if the house so that they will be careful of how to use it and it is refundable . I have given many tenant who doesn't destroy anything in the house back their money especially those that do not stay long. Thirdly on the issue of many agent ,what the tenancy agreement says is that 20% to the all agents that are connected to the house .10% for the principal agent and 10% for the second to many agents that are connected to the house. So if they are 10 in numbers they will all shares 10% which is 1k to each for a rent of 100k. Agent work is not easy to do .too stressful. You talk talk and talk from morning till night . ¹all in all ,it need reform because their are a lot of bad eggs in the system. Thank you

The reason the guy is doing such is because the landlord/lady didn't treat him right or keep to his/her end of agreement please are u an estate agent or what . don't judge between them . I am an estate agent and I know how both parties behave . Honestly son times the problem may come from the tenant . a case of a young lady who just packed out in a shop recently . Hardly she will say she knows her LA Flore because he doesnt come to that shop except on rear occasion . The landlord increased his shop rent from 3k to 4k and she said she can't afford to pay . later after her shop rent expires she locked the shop for 4 month until when threatiing of reporting her to police .
