To DPC level, you are spending a minimum of 2m.
To lintel level from DPC, you are spending another 2m minimum.
Let's say 5m from scratch to Lintel level, excluding filling sand and workmanship.
That parafet, I did mine that's an artwork parafet for 1.8m
Woodwork and roofing currently for this sample you posted, you are spending atleast 10m.

Best comment so far....the roofing also dependa on the type of roofing sheet he is using. If he js using gerad plus fence the house, he needs 90m/100m.

It will, but it depends on the kind of finishing you opt for.
The kind of tiles, kitchen cabinet, toilet facilities and accessories, etc.
I know what I've ed thru for the past 2 months to complete a project I started 2 years back.
The cost of materials keeps rising daily. Let no one be deceived. This year will be tougher than last. Do whatever you can to invest with your money now because it will surely get worse. The Naira value is going to nosedive uncontrollably this year.
Tinubu is a disaster but his ers won't agree to that.

This was when the roofing was going on.
So, stop coming online and be thinking everyone is like you that comes online to drop lamba.
This same building, the parafet is 1.8m, wood work is 2m and 6m was spent on roofing. That's a total of 9.8m.
And before you come up with the engineer cheating me, I supervised and even bought the materials myself. All these were done last year.

50m sounds like big money, it'll barely complete it. Anyway, until it is quantified one cannot say exactly.

Now, to quantify this you have to provide the complete architectural drawings showing the following:

1. Site plan
2. Floor Plan
3. The four-side elevations(views)
4. A cross sectional drawing to show few features inside the building
5. Roof plan

Then in order not quarrel when the finishing is completed, you'll need to agree with the architect what finishing materials like; floor and wall tiles, painting type, ceiling design and type, lighting features, light switch and sockets should be.

No matter the type of bush, 2 guys with cutlass will clear it with hightest 100k . Is it not just one plot of land? Except there are trees . Which could be charged per tree to uproot.

Okay i now understand you.but u said ur own na 4 bedroom?some 4 bedrooms bungalow is equivalent to 2flats(3 bedrooms).If it's anything the size of 2flats with parafet and metro roofing it's going to cost #40m and above.I did estimate for 2flats(3 bedroom),it was around #35m.The estimate is just a basic standard house with no metro roofing or parafet.

1 bag of cement gives you 45 blocks,
You need 112 bags to get 5,000 blocks
Finishing (interior) can be expensive or cheaper depending on your taste.
50 million will build 2 of these house minus land and get change is your finishing standard isn't too high

300 meter of zinc

50 bags of cement for plastering

1 bag of cement will shock 100 blocks.


This are the basics.

Unless u want to involve buying of Turkish door, expensive paint. There are paint 20m u never finish painting the whole house.
